Does anyone know what the average lifespan of a major Vegas casino/resort is? I guess I would be interested in both a complete renovation/concept and theme change as well as how long the structure tends to stand before they blow it up.
It seems like you there are always posts about this or that casino that is going under. Wanted to know how long they tend to stay around for.

That varies wildly. I'm no expert, but as I understand Vegas grows in fits and starts. The latest spurt began with the Mirage in the late 80s and ended along with the Great Recession. After the Mirage, lots of old casinos were imploded and something bigger was rebuilt in their place. In some places, though, nothing has replaced the vanished properties, ergo the hardship in what was the north end of the Strip (no it's no man's land, or it might as well be).
On the other hand, there are casinos Downtown dating well back to the first third of the XX century. And while Caesars Palace has expanded many times, the original construction was retained. Other palces are still there, only rebranded; ie the Aladdin became PH.

I think there are different definitions of "last" too. Binions had a certain character and tradition ... its lasted only in name though.
Some casinos have become rather shabby as owners try to get the last drop out of them. The Evil Empire let a lot of properties get dirty that are now getting spruced up far later than other owners would have done it.
