I have a nice 3,000 square foot house, with pool/spa, in the Peccole Ranch neighborhood available for rent. My asking price is $2,300/month, which is what the previous tenants paid.

I don't envy you. Las Vegas is the biggest buyer's market in the country right now. In almost every situation/neighborhood, it is a better deal to buy than rent. I hope you find a good tenant.

That is a fair price for the sq footage and probably the quality of the house too I'm guessing.
