Update on the real estate issue ...



This may be old news but an August 2022 LVRJ article reported that the issue was settled with no real animosity. It appears both Dream and PHOF both blamed the surveyor, and PHOF eventually purchased the encroaching land with money from the surveyor.

As far as zoning requirements like setbacks et al, I believe the resort corridor is one big fat PD and the several developers work with the County on what things like height restrictions (the airport is next door), setbacks, etc. are for each particular project. So, while it's a guess, I don't think there were any issues getting PDs changed for either Dream or PHOF, other than some time and money.

But also, the PHOF site encroached very slightly on the airport land, about 350 SF. Dream actually informed PHOF of that as well. But that encroachment doesn't affect any airport operations so they're just going to let it be.

The article says Lochsa was the civil and they outsourced the surveying, but it didn't mention to whom. Which strikes me a little weird because surveys on millions-of-dollars-per-SF land are usually double, triple, and quadruple checked.

Anyway, the tone of the article was basically, wow, shit happens, let's just all keep our heads and sort it out. Cooler heads prevailed and everyone got what they wanted in the end.
