Guy has had multiple plans for Revel since buying. I have very guarded optimism the casino will re-open and he doesn't shift course again.

It sounds like the hotel is set in stone for a June opening of the hotel areas. And, the water park is a definite for starting construction in May.
the casino I am assuming he is holding off on a firmer date until the renovations are complete (redesigning the floor to half the size) and also the gaming license is accomplished.
Personally speaking, I am unsure of why he is opening a hotel without the casino or waterpark open yet. Revel is kind of out of the way (yes its on the boardwalk but its way down) so its not a convenient hotel for casual people to just pop in for the night. When he has attractions inside Revel (casino and waterpark) I am sure the hotel will be much busier, but until then I can't imagine people would stay there if the rest of the building is shut down. There is simply nothing to do yet, and the location is not convenient. you could get a cheaper room in a better location at a different boardwalk casino. Even on summer nights, there is usually an abundance of vacant hotels in better locations.
Maybe his only reason to open the hotel so much earlier is to show he is serious about getting Revel running again? (that's just speculation). Or maybe he did massive renovations to the rooms and wants to build hype about how modern and nice it is (again speculation)....

Revel is an extremely modern building so I would be very surprised if they don't have an HVAC system that can do that. However, since the rest of the building is undergoing renovations and other work, there will be workers pretty much everywhere, and I am sure they will need AC or they will swelter in the summer with all of that machinery.
As, for breaking even I have no idea. With all of those outgoing expenses right now with the ongoing renovations, restructuring, and new additions, I imagine it would be very hard to break even at all with just the hotel. And, with all of the hotel competition, I doubt he can charge any large amount of money. Especially since most regular gamblers are going to go to their regular casino where they can easily get free rooms.

Nope, he inherited a car leasing company and BUILT from there. Didn't graduate college, either. Went on to have an asphalt company and then got into real estate. He has the money to go after ideas most would consider ill-advised, but when one of his ideas works, it's huge. He gets such a huge RoI on successful acquisitions that he doesn't need a high success rate.

Well he has been extremely successful so far. But, I don't know either how successful the hotel will be without any attractions. It might be a way to build hype and lower the loss until the rest of the building opens.

Revel has the nicest rooms in A.C. Gamblers just wanting a place to stay free don't care, but club kids who are paying for their rooms anyway might. If he gets the club (which did quite well) back open along with the existing pool and maybe another bar- then yes, it might very well be a better deal than keeping it shuttered in the Summer.

Maybe they will do a one million you can't lose promo this time.

Some awesome promos would be awesome. But I don't think anything still has been announced.
But, the casino is going to be totally remodeled to be significantly smaller (50%), so it will be a completely different feel now.
However, speaking of promos, a new casino in town will probably force all the others to be competitive, hence when it does open, it would not surprise me if various casinos around town offer some good deals to loyal players. The casino market has been shrinking in AC, so the existing casinos may not be ready for a new casino (they are more prepared for closures than openings), and panic and put out some good offers.
