I just found out that flood insurance is very expensive. $4500 a year or $400 a month.
I guess that is what you get when you have 400 miles of canals and water within the city limits

I just found out that flood insurance is very expensive. $4500 a year or $400 a month.
I guess that is what you get when you have 400 miles of canals and water within the city limits
IIRC there is a limit to the coverage you can get for any home so a real top end place may not cover rebuild.
The flood insurance quote is ridiculous. Is it private flood insurance or FEMA? My FEMA flood insurance was $487 for the entire year.
And AZDuffman is right- max coverage is $250k building, $100k contents.

It is private insurance. For $487 a year I am guessing that you are not in a major flood zone. My home is less than 100 yards from two separate canals so I am guessing that is considered a major flood zone.
Proximity to a canal is less important than the property's elevation above sea level. I grew up on South Florida an we were less than 100 yards from a canal, but we never saw anything close to flooding as our property was at a higher elevation than our neighbors'.Quote: DRichIt is private insurance. My house is 1.4 miles from the gulf. And we have canals everywhere- that's a good thing (I think?) as it gives the water somewhere to go. The elevation of my lot is 10' 2" above sea level. It's in a flood zone.

i don't think it will be as much of a problem as you imagine. If they're basically good dogs, it should be alright.
I would still take them out on some pre-trip rides, if they're not used to riding in the car. Dogs like to stick their heads out the windows, then they get bored and fall asleep.
You might cover the back seat with a blanket in case they throw up at first.

People from the Midwest move to the Gulf side of the state (Tampa, Sarasota, Ft, Myers, Naples). I don't know why that is. I am from Ohio so naturally moving to the Gulf side.
Only fools from upper New York near Buffalo move to the center of the state (Soopoo).

It also might be that they want an ocean instead of a gulf.

After 7 offers and one house failing inspection my wife finally found us another house (After 6 trips to Florida in 9 weeks).
If everything stays on track we will be moving in about a month.

Yes, I have been in Vegas for 30 years and just ready for a change. When I moved here I assumed I would only be here about 5 years.
