I have a couple of options (one "professional" website company and one freelancer) and I just have no idea what the going rate for things is. I'll be looking at a little over $10,000 once it's all said and done but it is going to be a very big site with many functions so I've more or less convinced myself it's worth the price.
I know I can do something myself for practically nothing and I know I can find someone who will do it for a lot less than $10K but I do want a site that is very stable and has practically unlimited growth potential and certain features and the freelancer really seems to know his stuff.
I guess I was just hoping someone would respond with, "You know, I'd say $10,000 is about how much you should expect to pay" so I could rest a little easier.
I tend to live by the, "You get what you pay for" motto so I tend to pay a little more than I should for things sometimes but I don't own much of anything that isn't very good quality. I just don't think I should try to do this on the cheap and then watch it all fall apart a year down the road when things are busy.

Just keep in mind you can't expect to get more than you pay for, but you can pay for more than you get. Just about everywhere, in fact.
It's impossible to provide any real estimate without knowing more about the project. I answered this once but I'm going to be more clear this time. In some cases you are not just looking to get what you pay for. Buying steak you likely get what you pay for to some extent. Buying a website design would fit the get more than you pay for goal. You might end up with what you paid for, more likely would be getting less than you paid for. But it may be a huge decision and very important to the ultimate success of your enterprise. I am an insurance agent, and I go to lots of company websites to do various rating. I have some that have such poorly functioning websites that I will only use them as a last resort. I have used this line many times, and almost no one gets my meaning: how much did your web designer PAY YOU to do your site? In many ways can I become agitated with lots of web sites. Fill in social security #-I type in 9 numbers and only three result, because the program does not auto tab to the next subset field. So 111111111 gets me 111 in the first field but nothing else, have to tab to enter 11, tab again to enter 1111. Same with phone numbers. Same with LOTS of stuff. I ask myself why it's not designed to make things as easy, intuitive as possible? I don't think I ever encounter a site that I cannot see simple ways better to make it better, more user friendly, etc. Throwing X dollars at it may get you something great, mediocre, or bad. How much did it cost Rembrandt to produce a painting? About the same as your retired, bored grandma. Someone out there can produce for you a better website than you wanted. Cost? Don't know.

Sounds like a great deal for them, maybe a great deal for you. How much were they charging new country clubs for the bugless program? Hope it was way more than $25,000. If less, then you got screwed. And, what point were you making? If none, that's OK, that's what I often do.

Structure is possibly more important than the documentation. Too many inexperienced programmers will write a piece of code and then replicate it across the whole application. While this may same a little time during initial construction, it is a costly nightmare during maintenance. Find a bug, you have to fix it in a dozen places, usually after it has been reported a dozen different times. Want a change, you have to change it in a dozen places at twelve times the cost.
It's worth paying extra to get it done right the first time by an experienced developer than saving money now to only spend it over and over again later. When getting references, be sure to ask about follow up support and costs to make changes.
