Very easy, make a very large down payment.
At my age, a "Life In Prison" sentence is not much of a deterrent.

A "very large" down payment isnt that large. A "non qualifying mortgage" meaning a mortgage without an investigation of your assets and credit, requires a downpayment of 25%.

I can provide a list of dozens of mortgage brokers offering these plans and rates are competitive with typical 10% and 20% down loans.

Have mom and / or dad co-sign / co-borrow with you on the loan.

That makes two of us. HOA payment is a different matter...

After a refinance a few years ago to drop the rate from 5.375 to 3.750, I was paying 1482.50 base plus an extra 750 to pay it off three years early.

Consider this: someone enters some key words on Google and up pops this thread. The poster might not even be a gambler. Their posts aren't spam but perhaps legitimate attempts at finding info.

Of course. It could well be as you describe, that a legitimate question on obtaining a mortgage loan was brought to us by a sincere petitioner, which - by pure benign coincidence - reads exactly like the forerunner of a spam post.

I have an advantage over you. Every day of my life, my wife reminds me of how un-special I am.


BTW, I own two houses and have no mortgage on either. But I do directly pay property tax and house insurance. And I just replaced the furnace, hot water heater and ventilation ductwork in the crawlspace of the second home to the tune of $12,000 -effectively wiping out the rental income for the entire year. Houses are expensive, even with no mortgage.
So many better men, a few of them friends, are dead. And a thousand thousand slimy things live on, and so do I.

People claim you can build an earth house in Cochise County for under $15,000 including the land if you want to live in the remote SouthWest. That's with you and your friends doing the labor.
