Where will development begin again?

It seems logical that when development begins again (at some unknown date) that it won't return to North strip (Riviera, Circus Circus, Fountainbleau) but will begin next to City Center on the West side of I-15 and along the Harmon Corridor to be near the airport.

I would bet against that. The Fountain Blue is almost done, and Echelon Place is at least partially done. It would make sense to at least finish those over building something from scratch. If and when those are finished, there are still plenty more empty plots in that area to develop.

I suppose you are referring to the block bounded by Tropicana, Harmon, Valley View, and the I-15. Anything is possible, but I would not go buying land in that area. The freeway and train tracks cuts off traffic and makes it a dead end area. That part of down is already light industrial, and won't change its character easily.

What I don't understand is why there are a bunch of shabby motels and a truck parking lot across the street from the Luxor and Mandalay Bay. I understand they can't build anything tall there because of the airport, but short hotels can be nice too. Perhaps something in design like the Tuscany. That is how all Strip properties used to be. If I had any money I'd look into buying that land, and developing it should Vegas come back to life.

Nice map, by the way. I think I may use that as an inspiration for my Vegas map 3.0.

Near the airport?

How close to the airport do you want to be? You can practically walk from the airport to the strip (too bad the terminal access is on the far side of the airport...).

I'd kinda expect something in that empty lot just north of the runway, between the airport and UNLV.

By the way, I've seen on some other map that a monorail connection to the airport, running along Tropicana (not running further north around the empty lot as I might have expected to stay out of airspace) has already been approved. That makes that empty lot more appealing for a low lying casino.

Regarding the map itself: Yeah, I kinda like how each property is defined by it's acreage rather than a mere point on the road. Of course, that could be done by a footprint of the building rather than the land space.

I think that the noise of the jets from the back of these properties and the take offs and landings on 1L/19R would make it pretty unbearable to build anything worthwhile there... it would be interesting to see what the property taxes are like there. And the other problem is that you've got a giant parking lot just south of the Tropicana that prohibits pedestrian traffic on the east site of the street.

You really think airport noise is the reason those lots are underdeveloped?

Once you put up a building, it's not that noisy inside.

Oh, sure, you might not be able to put up a luxury hotel, but a casino? Sure.

And if you really think airport noise is a problem, please explain how the Bali Hai Golf Club exists - across the street from the point where ALL the runways meet!

I think that MGM MIRAGE has actually purchased that land for future development.
